About the LEDWindow

Cancellation & Rescheduling
All rental payments are non-refundable. If the Client cancels with at least 48 hours’ notice, a credit will be issued and valid for 90 days to rebook a new date and time (rebooking must be arranged via email). Cancellations made with less than 48 hours’ notice will result in forfeiture of the booking and all fees paid.
Damages
The Client accepts full responsibility for any damage that occurs during their rental period. This includes, but is not limited to:
Broken glass or mirrors
Damaged or missing furniture
Stained or torn upholstery
Damaged or missing photography equipment
Broken light fixtures
Structural damage (including scrapes to floors, holes in walls or ceilings, etc.)
The Client agrees to cover all repair costs and/or full replacement value of any damaged items, equipment, or structural components.
Cleaning Fee
The Client agrees to return the studio in the same condition it was found. A $100 cleaning fee will be applied if the studio requires additional cleaning due to:
Spills
Stains on furniture or props
Full floor cleaning due to guests not removing footwear.
Scuff marks on floors or walls
Uncleaned dishes and kitchenette
Excessive mess or debris
Please take extra care with the white floors and furnishings. Cleaning supplies (vacuum and mop) are available in the storage room for your use.
Limit of Liability
The Client agrees to indemnify, defend, and hold harmless Creative Collective YXE and its affiliates, employees, agents, and independent contractors from any injury, death, property damage, liability, claim, or cause of action arising out of or related to the use or rental of the studio space.
If you need to cancel, please do so at least 48 hours in advance to receive a 90-day rebooking credit. All payments are non-refundable. Cancellations within 48 hours of your scheduled rental will result in forfeiture.
Our space is wheelchair accessible. Please note that there is no designated wheelchair-specific parking available. The ramp to the sidewalk is located on the east side of Unit 17 (Creative Collective YXE).
To help us keep the studio clean and pristine for all renters throughout the day, we kindly ask that you bring a rag or cloth to wipe down the wheels of any wheelchairs or walkers upon entering the studio.
At this time, we do not allow pets in the studio space. This policy may change in the future.
At this time, until we have our coded lock system installed, we will have to personally let you into the space and come back to lock up at the end of your session. During this time, we are only offering 2 hour+ rentals around our schedule.
Once the coded lock system is installed, there will be a code access panel located to the left of the front entrance to the unit. Each private booking will receive a private code that will activate during your booking timeframe. Please ensure that this code is exclusively shared with you and your invited guests only. All unit entries and exits are monitored, to ensure bookings do not go overtime, as well as to keep the space secure.
Yes! There is a small kitchenette including a sink, mini fridge, and a coffee machine. Coffee is available for you and your guests' convenience at no extra cost. However any refreshments in the mini fridge are not included in your rental, though you are welcome to use the fridge if needed.
Please be sure to clean, with dish soap, any mugs and dishes used prior to leaving.
There is a single accessible bathroom/change room located at the end of the hallway on the right.
You’re welcome to enjoy food and drinks in the studio, however alcohol is not allowed on the premises.
Please be sure to clean up after yourself, dispose of all garbage, and take care of any spills right away. If extra cleaning is needed beyond our regular upkeep, a $100 cleaning fee will be charged following your rental.
Yes, of course! Please lift items instead of dragging them to avoid marking or damaging the floors. Additionally, ensure that all items are returned to their original positions. Let us maintain cleanliness and respect the shared environment.
At the moment, there is no strobe lighting available.
However, available for use are:
A LEDWindow Pro+ available for use. The LEDWindow imitates window light for when the natural light coming from the north facing windows is just not enough. Read more about this light under the LED Window FAQ Category.
There is a heavy duty background stand set available that can extends to 10'x10'.
A Variety pack of clamps
Extension cord
Step ladder
Much of these items are located in the storage room.
There is a wall of north facing windows. The natural light can vary in the space depending on the time of day and also whether it's sunshine or cloud cover. Being north facing, you'll mostly have the soft indirect light throughout the day. You will rarely see direct sunlight coming through the windows except for a short period in the late summer and fall evenings nearing sunset.
We do have available for use a LEDWindow Pro. Which is an artificial window on wheels that can replace the natural window light for when what's coming through the windows is just not enough. It's 7'x7' in size and works well for subjects that are placed relatively close to it.
We are starting our studio out with a few classic furniture pieces such as, couch, chairs, and stools. In the storage room, there is a few smaller items such as pillows, and blankets.
We will be building on this as we go!
